Park Square Homes has already completed part of its Paradiso Grande vacation rental community, located just south of SeaWorld. The developer now aims to expand the area with short-term multifamily rentals on an adjacent site.

Kimaya, the commercial division of Park Square Homes, is expanding its presence on International Drive. After proposing a timeshare project next to its Paradiso Grande community near SeaWorld earlier this year, the developer now plans another nearby vacation rental site.

According to county filings submitted by Poulos & Bennett, Kimaya is seeking to convert existing entitlements for 267 multifamily units into 240 short-term vacation rentals on about 3 acres at 11304 International Drive.

 

The parcel, purchased by Kimaya last year for $4 million, was previously slated for residential units under different ownership. The new plan reflects Kimaya’s intent to leverage the site’s location close to Orlando’s theme parks with a network of resort-style accommodations. Across three projects, Park Square Homes and Kimaya aim to build nearly 900 vacation units in the area.

 Kimaya has filed plans for new short-term vacation rentals next to Paradiso Grande along International Drive. The red star marks the proposed site, while the orange star indicates the nearby parcel approved for a 16-story timeshare tower.

At Paradiso Grande, homes range from 2,278 to 6,374 square feet, offering 5 to 15 bedrooms and selling between $850,000 and $2.75 million. The resort’s Aquarius Club includes a fitness center, lazy river, heated pool with slides, sports courts, and cabanas. Completion of the community is expected by early 2027, according to Vishaal Gupta, Co-CEO of Park Square Homes.

Homes at Paradiso Grande feature vibrant, theme-inspired interiors — including children’s rooms designed to reflect Orlando’s world-famous attractions, such as this SeaWorld-themed space.

Kimaya has also filed plans for a 16-story “Skyline” tower, which could feature up to 274 timeshare units and 8,255 square feet of commercial space. The project, still in the planning stage, sits south of Paradiso Grande on Parc Corniche Drive.

Nearby, P.A.C. Land Development is finalizing a five-story, 225-unit apartment building with rooftop and outdoor amenities including a gym, yoga lawn, and dog park.

 

 Park Square Homes anticipates completing all remaining residences at Paradiso Grande by early 2027.
